3. Property information and valuations

We take care to make sure property details on our website are accurate and include the material information buyers need. However:

  • Property details are prepared from information provided by the seller and our own inspection. They do not form part of any offer or contract.

  • Measurements, floor plans and room sizes are approximate and for guidance only.

  • We have not tested any services, appliances, systems or fixtures, and cannot confirm they are in working order.

  • Details such as tenure, lease length, service charges, ground rent and council tax band should be confirmed by your solicitor before you commit to a purchase.

  • Photographs and descriptions show the property at the time they were taken and may not include all fixtures and fittings.

  • A property may be sold, under offer or withdrawn before the website is updated.

Any online valuation or price guide on our website is an estimate only. It is not a formal valuation and should not be relied on for mortgage, legal or financial decisions. For an accurate figure, please book a free market appraisal.

If you notice anything on our website that you think is wrong, please let us know so we can correct it.

If you are unhappy with any part of our service, please contact us first so we can try to put things right. Our complaints procedure is available on request.
